Carey Jones Chapman Tolcher (CJCT) were initially commissioned by Harrison Developments in 2014 to develop design proposals for a high quality student residential scheme for the Leeds market. The site at Blenheim walk offered an opportunity to replace a partially occupied, poor quality office block with modern student accommodation in close proximity to the university. The site lies along one of the main arteries into the city centre providing fantastic transport connections and ideally located for students.


The design looks to reintroduce a strong urban street frontage to Blenheim Walk and compliment the adjacent proposal of the Leeds College of Art, currently under construction. The proposal provides a considered yet simple and elegantly detailed brickwork facade. The red brick reflects the surrounding residential context. Large framed windows help break up the repetitive nature of the fa├žade whilst full height glazing provides high levels of natural daylight to bedrooms and communal living spaces.


At the ground floor, a recessed entrance from the main facade creates cover. The main street facade facilitates active use to the roadside with a communal lounge, games area and small outside terrace with selected planting, bringing life and vitality back to an under exploited part of the city.


The scheme achieved unanimous support with planning permission granted in January 2017 and is due to start on site in April 2017, with completion in June 2018 for the 2018 student intake.
