Carey Jones Chapman Tolcher are pleased to announce that the 4-10 Forest Road student housing project has received Planning Approval from London Borough of Waltham Forest(LBWF) with an unanimous committee decision. The scheme provides 353 student bed spaces with a mix of cluster rooms and self-contained studio apartments. Social spaces across the ground and mezzanine floor create a central community hub for the residents, complemented by an exterior south facing garden and two roof terraces.
The ground floor and mezzanine level also provide approximately 900sqm of commercial space which will activate the street frontage and provide much needed business and commerce along the Blackhorse Lane regeneration area. In addition an 88 store cycle hub is to be implemented as part of LBWF’s mini Holland scheme to promote cycling within the Borough.
CJCT went through a thorough and collaborative consultation process with TFL and the Borough to overcome the physical and policy constraints on the site and design a scheme that creates value for the site and the local community. With the Victoria line tube tunnels below the site, network rail assets to the south and west, Blackhorse Road station to the east and Forest Road to the North, a busy main connection road east to west, the maximum width of the site was only 20m of which the majority was north facing.
Working within these challenging constraints, the design developed into a linear building form which is broken down into three taller elements at 17, 13 and 10 storeys, above a general datum level set at 9 storeys. The stepping in height is in keeping with the neighbouring context and proposed schemes coming forward, stepping from west to east, to Blackhorse Road Rail Station. The tallest element at the western end of the site acts as the gateway building into the Blackhorse Lane area. The resulting slender building form and embossed brickwork announces your arrival and was welcomed by the Borough as a defining piece of architecture for the regeneration area.
