3175 is a Grade A headquarters style office building located at Thorpe Park Leeds. The landmark building sits on a prime site located at the entrance to this highly successful business park on the M1 east of Leeds. The park was master planned by Carey Jones Chapman Tolcher and has been a great success for the Scarborough group, one of our major partner clients. The new 3175 building will act as a benchmark for the future masterplan development.

The prominent site was influential in forming the concept of the building as a ‘beacon’ for the park, the simple, elegant stone clad and glass box follows a regular grid and a modular form which is contrasted with a curved glazed roof ‘pod’ creating a striking contemporary design which is viewed on the approach to Thorpe Park.

The 4 storey building contains 30,000sqft² of flexible office accommodation and the building form and massing maximizes the efficiency and flexibility of the floorplan.

The proposed building has been designed to achieve BREEAM Excellent and aims to reduce energy demand.

Letting demand is already high in this thriving Northern Powerhouse market.
