Redevelopment of an early 20th century six-storey office building in the heart of Marylebone – proposals include the provision of upper level and light well extensions to the rear in order to provide an expanded internal floor area, along with the complete fit-out of a new office interior.

Great Portland Street is a fine example of larger scale early 20th century Commercial architecture from the Oxford Street and Fitzrovia locale. The existing property currently houses an A1 retail unit at ground floor with five levels of office accommodation above.

The scheme includes the re-provision of the lower ground and ground floor spaces to provide a new A3 retail unit, accessed from a dedicated entrance point along Margaret Court at the rear of the property. The scheme also includes the fit-out of existing office floorspace and an upper level extension to the rear of the building onto Margaret Court, with views of Market Place.
