CJCT are pleased to announce our scheme for Commercial Development Projects Ltd to create 630 new homes on a vacant brownfield site at 87-89 Kirkstall Road has been submitted to Leeds City Council.
The vision for the site is to create a vibrant, residential-led development which provides a series of attractive residential buildings set within a substantial area of new public realm and green space. The design of the scheme also aims to maximise the opportunity for walking and cycling along the riverside. The development will primarily offer homes for rent under what is sometimes referred to as ‘Build to Rent’ or the ‘Private Rented Sector’ (PRS).
The scheme comprises a family of six residential blocks with the landmark 16 storey building marking the centre of the site. The sister blocks of between 6 to 12 storeys complete the development. The staggered heights of the buildings have been designed to encourage views through the site and maximise the southerly aspects of the buildings towards the river frontage. There will also be ground floor commercial space and community uses such as a café or top up shopping provision. This will encourage active use of the area and the high-quality public spaces. The scheme has gone through an extensive consultation period with positive feedback from LCC Plans Panel, the Civic Trust, the Environment Agency and at Public Consultation.
This landmark project will serve as a confident, considered masterplan that seeks to help regenerate the Kirkstall Road area; it will present a dynamic, modern residential development that is well integrated into immediate context and the wider city.
